COMMERCIAL ASBUILTS:

Square Footage Floor Plan – measured floor plan of separate tenant spaces and/or demising walls and building footprint per BOMA standards.  Includes square footage calculation chart and digital photos. 

Measured Floor Plan – includes window and door notes, plumbing fixture locations, built-in millwork locations, floor-to-floor heights, slopes and level changes, ceiling heights. 

Elevations - wire frame elevation drawings indicating window and door systems and dimensions, and signage area and location.

Roof Layout - includes roof pitch and material notes, location of masonry chimneys and roof top equipment. 

Fire Suppression – locate approx. locations of fire sprinkler heads, fire extinguishers, fire alarms and emergency lighting and egress signage. 

Electrical Plan – locate electrical and communications outlets, electric panels, and communications panels. 

Reflected Ceiling Plan – locate ceiling grid main “T” and lighting fixtures, and mechanical supply/return air diffusers. 

Site Plan  – locate structure on site (from existing landmarks), show existing parking layout and number of spaces, locate utility service entrances.

Site Report – written explanation of special features and hazards, clarification of photos, and conditions not apparent from plans or photos. 

Digital photos – comprehensive array of photos visually documenting the project.  Including standard details and unique built conditions.

RESIDENTIAL ASBUILTS:

Base package:

Additional Services:

Site plan –

Orientates structure on lot, indicates exterior mechanical equipment, electrical meter base, gas line into house, sewer clean-outs (if visible), water meter and gas meter locations, permanent site hazards.  (This is not a civil engineering survey)

Electrical / Lighting Plan – locate outlets, switches and fixtures, meter base and panel.
